As an ‘Advisor’ it is very difficult to advise buyers what to do in markets of this instability and volatility. I have seen fellow blogger’s take heat as they write how they ‘believe’ that the market in Boston is stable and ‘healthy’ - which is their opinion and an interesting one as they not only state these claims but bring suitable evidence (w/ condo closing and recent sales data). Neither refuting or agreeing with this information (Boston behind NY is most resilient) I think the issue needs to be looked at from a different approach - When a market is in a state that it has never been in before or a state that will most likely not follow any trend or market data that we have seen in last 25 years then everything must be looked at from a ‘per client’ situation. Meaning that each case is specific - Buying may not be best move / Selling may be the best move it depends on your situation.
I showed a buyer condo’s yesterday and today and for them it makes sense for them to buy - they have liquid cash, they are looking to stay in their house (long term), and the tax benefits are very fruitful for them. Even though market is in disarray they have found financing and if they buy correctly they can weather a 10% fluctuation +/- in their home value in the next three years as the benefits of owning are still there.
With this said I think to be even thinking about buying you have to be debt free and cash heavy. In this market one can’t buy and be house poor. For many renting will be the answer till the market levels off and job stability/trust increases.
The Point of this post is simple - make sure when you are buying (especially in this market) you are not swayed by ‘general’ market data but ‘personal’ data that relates to your life and your financial position because at the end of the day this is what matters most to making the correct decision.
Things to Evaluate:
- LTV
- Debt-Equity
- Credit Score
- Re-evaluate Financial Growth
- Tax Benefits ( the savings )
- Timeframe of ownership
